Here we are going to have a look at the property problem that comes out top of the list of the top three and how to deal with it:

Boiler Breakdown

The urgency of repair will depend greatly on the circumstances of your tenants and the season, but rest assured it is a problem that will need to be rectified as a priority.

Summer – hot water is more important than heating. Some properties might have a separate electric shower, but if there is no hot water at all, this needs to be fixed as soon as possible.

Winter – Being in a home without heat isn’t acceptable and as a Landlord you have a responsibility to your tenant to keep gas, electric and mains supplied hot water supplied to the property and any equipment such as the boiler in working order. As such, if the boiler goes wrong, then you have a responsibility to fix it – but be given reasonable time and access. If you have a service agreement for your boiler you can contact them. Alternatively, check your insurance to see if you are covered or if required, find a gas engineer via the company the boiler is owned by or visit the Gas Safe Register to find a qualified person.
