Property Problems…..

Dealing with tens of thousands of properties on a daily basis gives Belvoir a unique insight into what to do in an emergency, so we thought it would be useful to explain what you have to do and the best way to handle tricky situations in this and our following blog pieces.

Firstly, it’s important to remember from a tenant’s perspective they may never have dealt with a property emergency before. Some not even understanding why you seem frazzled by their call, even if it is 11.30 at night or 4.30 in the morning! Sometimes they think things should be sorted out within a few hours and you are responsible for everything! If it can’t be fixed now, then to them it’s your job to pay for them to stay at a hotel or find them new accommodation.

Tenants need to feel immediate action is being taken where possible. A quick fix solution can help alleviate a lot of stress. Your tenants need to be reassured that you are working to fix the problem quickly, but if tradesmen are required, it may take a week or more to diagnose the problem, secure parts and then book time to fix it.
