Why Is My Property Still Vacant?

Good Afternoon from a busy Belvoir Stoke-on-Trent.

As a letting agent, our aim is to achieve successful rental of a property within 1 month of marketing material produced and we are very proud to say that we have a 99% success rate in doing this 🙂

We do often receive enquiries from Landlords with regards their properties having been vacant, with their existing letting agents, for a length of time and they enquire as to why this may be.

On this basis we have put together a very basic check list.

  • Ensure the property is correctly and/or realistically priced – this should not only be based on the condition of the property, i.e. decoration and fixtures and fittings, its location, but also on the current rental market within the area of the property.
  • Ensure the property is adequately advertised, including photographs and appealing description. What property portals is your agent using?
  • Ensure the property is in a good state of repair/cleanliness. This may seem obvious to most but it is surprising how many properties are not of a good standard of cleanliness. This not only relates to carpets and flooring but in general to kitchen cupboards, bathroom suites, etc, Prospective tenants, on viewing your property, need to visualise themselves and their belongings installed within the property and not having to think about what will need to be cleaned before they could move in.
  • A good aid to renting out a property is to also include window dressings. A pair of well hung curtains, a blind or even nets to the windows of the property can make it far more appealing to a prospective tenant than a property with bare windows. The curtains need not be of a high value but would add immeasurable value to the viewings of your property.
