Tenant is leaving and not allowing viewings. What can i do?

Hi all, a couple of private landlords have contacted us with this question. I thought to share it with you.

Question
Does a tenant have to allow viewings when the end of the tenancy is approaching?

Answer
The law does not require this but the tenancy agreement often will. If the agreement requires this then
the tenant will be in breach of contract if they don’t allow viewings and this could give rise to a
damages claim from the landlord. These things are nearly always best sorted by negotiation.
